Thinking of making one of the biggest decisions of your life?
Buying a home is a BIG deal …whether it is your first time or 10th home purchase. Each purchase is unique and requires the assistance of an expert in the area to help you make the process as seamless as possible. You spend countless hours working towards the goal of homeownership and you deserve it!
Remember when you were in school and before a big project or paper the teacher would say start brainstorming ? Write down all your ideas in bubbles and then piece them all together. I like to recommend customers make a “ Wish List “ on this list is your dream home. Items such as walk-in closets, large kitchen, 3 car garage might be on there. Leave nothing off this list. It is your wish list. Then go back thru your list later and put stars next to must haves. You need to share this information with Amber. She wants to know what makes you excited about buying a house, things you cannot do without and icing on the cake items. Your list may be simple or extravagant. It is your list make it what you want.
Make a Budget
Sit down with a plain old sheet of paper or a fancy excel spreadsheet and create a list of all your monthly expenses and income. Figure out where your comfort zone is for a mortgage payment with all your new expenses such as higher utilities, insurance, etc.
Convey your needs to Amber

One of the worst things that can happen during the home buying process is to fall in love with a home and then realize you simply can not afford it. Most offers require an approval be submitted before consideration. So, there is no need to get serious about home hunting until you get your pre-approval taken care of. Check out Open Houses and schedule Home Tours
If you are still not quite sure what you want in a home. Take a drive around and tour some open houses and neighborhoods. There will be an agent there representing the seller and you can ask them questions pertaining to the home. Let the agents know you are working with Amber and if you happen to fall in love Amber will reach out to the agent and get things rolling. If open houses are not your thing Amber will set up a search for you that meets the criteria of what you are looking for and then schedule times to see the homes that interest you.
Make an Offer
Once we have found a home that checks most of your boxes and you are ready to make a move. We will craft a perfect offer asking the seller for the items that you wish to have, ideal closing date and other details.
Negotiating with the seller is one of the keys to a successful real estate transaction. They want to sell their home and you want to buy it. Amber will work with their agent to haggle out the details so that you can ….pack !
Check for issues
Once you and the seller come up with terms that are agreeable, we are off to the races. Next up, inspections where a qualified inspector will go thru the home and provide a detailed report on the condition of the home. During this time, you can request items be repaired, compensated for, or other remedy until everyone is on the same page.
Find out the Appraised Value
Typically, the last hurdle of the home buying process is to make sure the amount you are paying is reflective of the value of the home. Your lender will assign an independent third party to determine the value of the home. If the purchase agreement is less than the appraised value, it is time to negotiate again.
Sign on the dotted line
You will sign on the dotted line many times. That’s ok though at the end of the settlement process you get your keys!
